Define the observation unit

An investment review should identify the county, basin, formation, interest type, acreage or fraction, producing status, wells, operator, unit position, lease economics, burdens, acquisition basis, and holding objective. Broad return labels do not replace a defined property.

Separate cash flow from development scenarios

Current revenue, decline, deductions, downtime, shut-in risk, recompletions, permits, offsets, undrilled benches, and commodity assumptions belong on different lines. A possible future well is not current income.

Stress the weak cases

The model should test lower prices, steeper decline, downtime, title loss, delayed development, heavier deductions, operator changes, basis differentials, tax treatment, and a longer holding period before anyone relies on an expected return.

Keep sale liquidity realistic

Mineral and royalty interests are negotiated assets. The file should distinguish modeled value, a current written offer, title-adjusted proceeds, transaction costs, taxes, timing, and the possibility that a later market provides different terms.

Audit the title packet before underwriting

An investment view is only as reliable as the ownership record beneath it. Deeds, reservations, assignments, leases, amendments, pooling or unit records, division orders, probate or trust documents, depth limits, product limits, burdens, and payor data should reconcile before projected cash flow is attached to the interest.

Write the exit case separately

The acquisition memo should distinguish hold income, development upside, partial-sale options, full-sale assumptions, possible buyer adjustments, title curative costs, taxes, transaction timing, and the deed language expected at exit. A modeled return without an explicit exit case can hide both liquidity risk and conveyance risk.

Check operator and payor concentration

A package can appear diversified across many wells while still depending on one operator, payor, field, product, takeaway path, or price differential. Concentration should be shown beside volumes, revenue, decline, deductions, downtime, credit exposure, and the ownership decimal so the portfolio view does not hide one dominant source of risk.

Preserve the underwriting record

Source documents, observation dates, production downloads, price decks, engineering scenarios, title assumptions, tax questions, correspondence, offer comparisons, approvals, and closing records should remain attached to the decision. Later performance can then be compared with the facts and assumptions actually available when the interest was acquired.
